The Project

TradePod approached First4Property with a blank canvas: an empty commercial unit in Ringwood, Hampshire. Their vision was ambitious - to create a versatile business hub offering not just secure self-storage, but workshops, social area, offices, hot desking and flexible meeting and event space for local tradespeople and growing businesses.

The challenge was to transform a basic shell into a high-spec, multi-use facility that combined practicality, comfort, and a strong professional identity - all within a tight timeframe.

Our Work

First4Property managed the full design, build, and fit-out process, delivering a high-quality finish across every area of the facility.

Scope of works included:

• Space planning & layout design – We helped maximise the unit’s footprint by carefully planning the internal configuration to accommodate storage units, workshop area, office space, hot desk areas, communal facilities, and meeting / event space.
• Construction & partitioning – We built secure, durable storage units of various sizes, alongside flexible-use workshop and private offices with robust soundproofing and finishes suitable for professional use.
• Electrical & data installation – We serviced the electrical system throughout, including LED lighting, power points, and data cabling to support internet access and business operations.
• Plumbing & amenities – Washrooms, kitchenettes and welfare facilities were refurbished for both tenants and visitors, with practical finishes and smart layouts.
• Breakout & social area – A polished, branded social area was created to welcome clients and present a professional image of the TradePod brand.
• Security preparation – We prepped the site for full integration of alarm systems to ensure tenant safety and asset protection.
• Interior finishes – Floors, ceilings, and walls were finished with easy-to-maintain, modern materials, creating a clean, professional environment throughout.
• External works – We improved the approach and access to the unit, making it more attractive and functional for daily use.

The Outcome

The result is a modern, flexible business space that reflects TradePod’s forward-thinking ethos. The facility now supports a mix of local trade professionals - from sole traders and start-ups to established businesses - offering them flexible contracts, quality spaces and an all-in-one location.
